Zoning information may be obtained from the Building Inspector at (903) 567-2826 or by calling the Canton Office Complex at (903) 567-1841. A copy of the 1985 Zoning Ordinance may be found on this website.

Zoning changes may be requested by owner of the property through application at City Hall, 290 E. Tyler, Canton. The cost of the application is $150. The zoning request is placed in the paper as a public notice. All property owners within 200 feet of the property are notified of the application. The request is then reviewed by the Planning & Zoning Commission. The Planning & Zoning Commission’s recommendation is then considered by Council.
Application for Zoning Change

Variances to the 1985 Zoning Ordinance may be requested by the owner of the property through application at City Hall, 290 E. Tyler, Canton. The cost of the application is $100. Property owners within 200 feet of the property are notified of the application. Meetings are held at needed at 12:30 p.m. on Thursday before the Board of Adjustment. The decision regarding the variance is made by this Board.

Specific use permits allow certain uses within base zoning districts that, under most circumstances, would not be compatible with other permitted uses. Certain restrictions or conditions may be placed upon the specific use permit. Application may be made at City Hall, 290 E. Tyler, Canton. Fee is $150.00. The matter is placed in the paper and heard before the Planning & Zoning Commission. The Planning & Zoning Commission’s recommendation is then considered by Council.
